      Common Misconceptions About Smart Growth

1. Homes will be smaller and less expensive than their original home plan because of the more compact lot sizes offered in conservation subdivisions.

a. Developers often base their price on the character of surrounding neighborhoods.

b. In Conservation subdivisions with substantial open space there is little or no correlation between lot size and price.

c. A house on a small lot with a great view is frequently worth as much or more than the same house on a larger lot which is boxed in on all sides.

d. Customers will often pay more to live in a subdivision with open space.  The tradeoff is a low maintenance smaller lot with acess to nearby open space that they can enjoy at their leisure.

 

2. How can I develop a conservation subdivision in Brevard County?

Properties in unincorporated Brevard County can apply this practice using the County’s open space ordinance. The Open Space Ordinance allows single family residential development in development areas with reduced lot sizes and lot widths. It permits a density bonus of up to 25% above the maximum building lot yield permitted by zoning. This is an incentive for the provision of linked open space, with limited public access, and compact development patterns.
