Affordable/Workforce Housing |

"Affordable" means that monthly rents or monthly mortgage payments including taxes and insurance do not exceed 30% of that amount which represents the percentage of the median annual gross income for the households as indicated in subsection(19), subsection(20), or subsection(28). However, it is not the intent to limit an individual household's ability to devote more than 30% of its income for housing, and housing for which a household devotes more than 30% of its income shall be deemed affordable if the first institutional mortgage lender is satisfied that the household can afford mortgage payments in excess of the 30% benchmark. The purpose of the Affordable/Workforce Housing Program and Chapter 62, Article VI Division 7 of the Brevard County Land Development Code, is to provide private sector, and non profit, builders and developers with regulatory and financial incentives to produce affordable and workforce housing in Brevard County. The role of the Brevard County's Housing and Human Services Department is to administer the affordable and workforce housing certification process, assists developers in obtaining the deferral of transportation impact fees, provides technical assistance, permit review fee refunds as available, and enforces mechanisms to ensure affordability of assisted units and compliance with applicable regulations.
